Princeton Management is currently accepting resumes for an experienced Affordable Housing Compliance Specialist to assist with the Project Based Section 8, Low Income Housing Tax Credit (LIHTC), HOME, and Neighborhood Stabilization Program (NSP) Regulations. The Affordable Housing Compliance Specialist will work with the Affordable Housing Sr. Compliance Specialist and the Director of Affordable Housing based out of the Southfield, MI office.

This department is responsible for properties that are subject to regulatory agreements and HUD Project Based Section 8 assistance. This role will develop effective relationships with the various jurisdictional agencies that we partner with. This role is also responsible for day-to-day tasks related to housing compliance for multiple apartment communities. This department’s responsibility is to protect Princeton Management by accurately verifying applications, gathering, and filing information from multiple sources in order to complete successful applications, and create/maintain the master regulatory files at the corporate level.

This role will act as the subject matter expert as it relates to affordable housing and ensuring that all properties are audit ready.

Affordable Housing Compliance Specialist responsibilities include, but are not limited to:

  • Creates and implements appropriate training materials for Property Managers.
  • Hosts weekly compliance training.
  • Identifies and creates customized training for Compliance Tier I members.
  • Processes annual and interim certifications and unit transfers.
  • Processes Gross Rent Changes.
  • Processes Housing Assistance Payment vouchers.
  • Voucher Reconciliation.
  • Monitors TRACS.
  • Assists in remote lease signing support.
  • Special Claims.
  • HUD Repayment Agreements.
  • Performs internal audits of tenant files.
  • Provides daily compliance help desk support.
  • Monitors changes in LIHTC and HUD regulations and requirements and implements changes as indicated.
  • Possesses knowledge of the Federal Fair Housing Act, Section 504 of the Rehabilitation Act, and the Americans with Disabilities Act. Annual training in these areas is required.
  • Attends training as required. Successful completion of LIHTC and HUD training including a passing score on the exam.
  • Maintains EIV binder for all properties.
  • Prepares and completes Management Occupancy reports & tax credit reviews.
  • Maintains state databases for tax credit reporting & prepare year-end LIHTC reporting.
  • Fulfills all other assigned duties as deemed necessary and appropriate.
  • Some local and/or overnight travel may be necessary.

Required Skills and Abilities:

  • Proficient in Microsoft Office (Word, Excel, Outlook, PowerPoint).
  • Excellent written and verbal communication skills.
  • Proficient in Real Page/Onesite, Boston Post or similar software.
  • Excellent time management skills with a proven ability to meet deadlines.
  • Excellent organizational skills.
  • Strong analytical and problem-solving skills.
  • Ability to function well in a high-paced environment.

Education and Experience:

  • 5 years compliance experience in a property management/Affordable Housing.
  • Advanced Tax Credit & HUD Section 8 experience preferred.
  • Certified Occupancy Specialist preferred.
  • Ability to pass background checks.

High School Diploma or equivalent; college degree or real-estate license preferred.

Must have a valid drivers license and reliable vehicle.
